Scope
These terms cover the BASICA Properties website and services presented by Marco Lourenço Rodrigues Pinto, NIF 282191178. The specific conditions provided and accepted for a booking or service define the parties’ commitments. Mandatory consumer rights remain applicable.
Accommodation bookings
Each offer identifies the accommodation, dates, guest count, price, additional charges and payment and cancellation conditions. Check these before confirming and retain your confirmation. An enquiry or calendar view is not a confirmed reservation.
Casa Brava and Monte Lusitano are separate establishments: facilities, pools, arrival times, pet policies and house rules are not interchangeable. Confirm arrival times and special requests for the selected accommodation. Airbnb and Booking reservations follow the offer accepted on the relevant platform.
Prices, payments and cancellation
The accepted offer sets the total and payment deadlines. Tourist tax and optional services must be disclosed before confirmation. The cancellation and refund conditions communicated for your booking apply; there is no assumed universal policy across all properties. Ask us before booking if information is missing.
Accommodation reserved for specific dates does not benefit from the general 14-day withdrawal right applicable to certain distance contracts. Your other statutory rights remain unaffected.
During your stay
Respect occupancy limits, registered guests, the property, neighbours and safety instructions. Children require supervision, particularly around pools. Pets, visitors, early arrival and late departure require prior agreement under the selected property’s rules. An accommodation booking does not authorise a party, event or commercial production.
Management, property care and Studio
The proposal or contract specifies scope, fees, VAT, payments, duration, termination, access and spending authority. Supplier charges, purchases and works are included only when expressly stated. Scope changes are agreed before execution. Independent professionals retain their own responsibilities. Rental income is not guaranteed.
Consumer distance services respect withdrawal rights where applicable. An early start requires the express request and information required by law. Real-estate mediation is subject to the written agreement required for that activity.
Responsibility, complaints and applicable law
Confirmed commitments remain subject to the conditions accepted at the time; site updates do not retrospectively change them. Nothing excludes mandatory liability or consumer protection.
